
THE GROUNDS
The house sits in wonderful seclusion in the foothills of the Apennines, surrounded by five acres of Italian oak, cypress and olive trees. Our drive, headed by electrified traditional iron gates and rubble stone pillars, runs through our olive grove and is edged by cypress trees.

Throughout the grounds we have created various possible seating areas – a beautiful and large Italian oak tree provides dappled shade, there is a table and chairs beside the pool for dining variety and the loggia offering shade from the sun to eat lunch and or supper and watch dramtic sunsets over the distant Tuscan hills.

Within the fenced pool area, as well as a large solar panel heated salt water swimming pool, we have a newly built pool room for shade, games and lunch. We also have two sets of swings for children, big and small, to enjoy. The mature gardens are full of beautiful plants and bushes, as well as a wide variety of herbs, perfect for use in the kitchen including rosemary, thyme, basil, oregano, bay, sage and lavender. It is a haven for butterflies and birds.

There are many walks of differing lengths and difficulty, depending on how strenuous you are feeling, through the olive grove beside the house, down to the derelict church below and along established paths in the area to various other vantage points to enjoy different views.

THE SWIMMING POOL
Our large solar panel heated swimming pool is 12 x 6 metres and has a very wide first step with a water depth of 20cm making it ideal for young children to splash about in. The pool uses a salt filtration system which is gentler to skin and eyes.

The pool is securely fenced and surrounded by terracotta paving and grass. We have recently built a traditional pool house with a kitchenette (including a drinks fridge) and a lovely seating area to one side where our wood fired pizza oven is situated. There is a shower and WC also within the pool area. There are plenty of sun loungers around the pool andthere is a large table and chairs under an umbrella, a great place for lunch or cards.

Wonderful location with stunning views over amazing country. House has got everything you could want, and great pool room, table tennis etc. can thoroughly recommend it for large family parties.
