GENERAL INFORMATION
Casa Matira is built in a traditional style with high chestnut-beamed ceilings that keep the house cool even on the hottest summer’s day, with integrated mosquito nets to all windows. It has 6 bedrooms, 4 bath/shower rooms, a large sitting room, dining room, games/TV room, kitchen, larder, laundry room and large terrace with a loggia (covered dining area off the kitchen).

Sitting room: 6 metre high ceiling and a large stone fireplace
Dining room: A large room with table for 12 and a stereo with an iPod doc
Games room: Full size pool table, table tennis and a 37" LCD flat screen TV with Sky Freeview TV & surround sound system + DVD library
Wifi: High speed unlimited wifi broadband is available
Other: The house has a large loggia attached to the kitchen for shaded meals
Cleaning/towels/linen: Bath (white) and pool (coloured) towels are included and the house is cleaned mid week and on change over day.
This house is very child friendly, with cots and high chairs and there is a selection of children's books, DVDs and board games and dressing up clothes. We have also have a large top step to the pool where the water is 20cm deep - an ideal place for tots and toddlers. The pool is private (12 x 6 metres) and has a salt filtration system and is completely fenced in.
Excellent provision has been made for hot weather (fans, large insect screened windows all with external shutters and covered dining) and for colder weather (under floor heating, double glazing and a big open fireplace in the sitting room). As our bedrooms can be flexibly configured as singles or (KS) doubles (three with en-suites) it makes the house suitable for groups of adults sharing or families.
The ground floor bedroom is suitable for someone who has limited mobility/difficulty with steps. It has only a shallow step to the outdoor terrace and no steps to the bathroom, or to the dining room, games room or kitchen. Although the main parking is on the first floor level there are only 4 steps down to the terrace level. Our house is not ideal for wheelchairs.
The Grounds
The house is surrounded by 5 acres of land, part of which is a lovely olive grove and it has a cypress tree lined drive.
Our solar panel heated pool is 12 x 6 metres and has moon shaped steps. There is a large top step in the pool where the water is 20cm deep making it an ideal place for tots and toddlers to play and be easily supervised. Around the pool we have classic wooden loungers and also a large table and chairs under an umbrella, a great place for lunch or cards.
There are various other areas to sit outside including the large terrace (under the loggia if you want to escape the sun) or under our beautiful Italian Oak tree.
The Area
Beaches/Water sports:
Lake Trasimeno, the largest lake in the Italy, has several life guarded beaches the best of which is at Passignano, is a 30 minute drive. Windsurfing, sailing and other water sports are also available. It is about a 2 hour drive to either the east or the west coast of Italy.
Golf:
Antognolla Golf Course @ San Giovanni del Pantano (Tel. 075 584 1478) is a 45 minute drive. This is a Robert Trent Jones designed championship 18 hole course surrounding a medieval castle.
Perugia Golf Course @ Santa Sabina (Tel. 075 517 2204) is a 45 minute drive.
Lamborghini Golf Club @ Panicale (Tel. 075 837582) is a 70 minute drive.
Skiing is available 90mins drive away.
Further details
Umbertide provides all everyday needs, with many excellent local restaurants - from dining in the gardens of a beautiful old manor house to cheap but delicious pizzerias, some suggestions:
Zen Zero: not far from the Co-op is part of a small parade of shops. It has an unassuming entrance, but don't be put off as it serves excellent value Antipasto, Pizzas and Pasta and it has outdoor seating.
La Rocca: in the main square prepares fantastic fish based pasta dishes and provides complimentary homemade limoncello after the meal!
Montone is a beautiful local village is well worth a walk round and a visit to one of its many restaurants:
Ristorante Erbaluna - in the top square near the outdoor theatre with fabulous food and very welcoming.
La Locanda del Capitano - from the main square in Montone walk up Via Roma for about 50 metres and it is on the left hand side. Excellent food and wine with a friendly atmosphere, definitely one for a special occasion.

There are many concerts and musical events in the area, often in the open air during the summer months. The tiny nearby village of Preggio hosts an opera festival in August, which is a magical experience.
At the other end of the scale, the Tuscan Sun Festival in Cortona attracts international performers. There are also many food festivals celebrating local produce and regional specialities such as truffles, mushrooms, chestnuts, little deep-fried pastries - the list is endless.
For visitors interested in Italian Renaissance art, master works of Piero della Francesca, Signorelli, Pintorrichio, Perugino, and Fra Angelico are within an hour's drive. Also nearby is Deruta, a ceramic centre for centuries, where visitors can watch the artist’s hand-painting the traditional designs.
Also available is: Horse riding, private yoga tuition at the house, scenic flights from Sansepolcro, cooking classes, walking and cycling tours, and wine tours.
Getting There
The nearest airport is Perugia, only 45 minutes drive from the house, which is served by Ryanair from Stansted. Other airports around 2 hours drive are Forli, Rome Ciampino, Rome Fiumicino, Pisa, Florence, and Ancona. Terontola station, on the main north-south line, is a scenic 45 minute drive from the house making Rome and Florence are an easy day trip by train. A car is essential for exploring the area.
Distances
There is a food store in the village 4km away and the nearest restaurant is a 10 min drive. The local villages with their shops and restaurants are all within a 10-15 minute drive. The nearest town is Umbertide which is 15-20 minutes away. Perugia, the capital of Umbria, is 40 mins away.
Tourist destinations within an easy drive include: Arezzo, Assisi, Cortona, Gubbio, Montone, Sansepolcro, Spello, Spoleto, and Siena.

Booking & Prices
Standard use of the gas and electrics is included in the rental price. Heating the house in the winter will be charged based on usage.
Changeover day is normally Sunday, arrival after 4pm and departure before 10am. Please contact us if you wish to discuss alternative days, we will be happy to try and accommodate you.
Once we have confirmed availability a provisional booking will be made and we will then email you a booking form for completion along with our Terms and Conditions. In order to secure your dates you must return the booking form with a non-refundable 25% deposit.
